I'm Silvia. I grew up in Puglia. My husband Giampiero and I founded Borgomadre — a bespoke Real Estate Advisory practice — in partnership with Studio Pagliara, the architecture and civil-engineering firm led by my father Franco. Franco is an Italian Albo-registered engineer with more than thirty years of work in this region. Together with my sister Giulia (Chief Architect and Interior Designer) and Sergio (Senior Engineer), Studio Pagliara is the technical engine behind every Borgomadre project.
Between us we cover the client relationship (Borgomadre) and the technical execution (Studio Pagliara) of every villa we work on. We don't outsource the relationship. We don't outsource the engineering. That single decision is the entire reason Borgomadre exists.

How we work - two engagement models, real numbers
We work in two ways, depending on where you start. If you don't yet own land in Puglia, our End-to-end Build mandate handles every phase — from plot scouting through to keys in hand. Phase 1 (land scouting and feasibility) starts at €8,000. If you already own land, our Land-Owner Build mandate begins with a state-of-the-art report - Phase 1 starts at €1,500.
Each phase is governed by its own professional mandate. You commit one phase at a time. At the end of every phase you decide whether to proceed.
Our services include:

Land scouting — Verified plots across San Vito dei Normanni, Carovigno and Ostuni, with vincoli paesaggistici and urbanistici checked before you sign anything.

Architectural design — Studio Pagliara translates your brief into permit-ready drawings under the Italian D.M. Parametri 2016 tariff, with a 25% Borgomadre client discount.

Permits and bureaucracy — Permesso di Costruire, autorizzazione paesaggistica, SCIA, agibilità — Studio Pagliara files everything in your name, locally, on the unified December 2025 regional models.

Open-book construction management — Every supplier invoice is visible to you. The project-management fee is a transparent 15% on actual construction cost. No hidden markup.

Cadastral & habitability — From accatastamento to the certificato di agibilità that lets you legally rent, refinance, or sell.
A 150 sqm villa in the Ostuni–Carovigno–San Vito triangle typically lands between €650,000 and €850,000 all-in, depending on finish spec and land cost. The full breakdown is in our 2026 build guide.
And when you are not using the villa, we can manage it as a rental for you - listing, guests, cleaning and upkeep - so it earns income while you are away.
